Now is the best time to buy a lakefront home at Lake of the Pines, California. The lakefront real estate scene is so much more affordable than it has been for many, many years. There was a time when every lakefront home cost at least a million dollars—that is, when you could find one for sale. Today, out of sixty-one homes for sale at Lake of the Pines, twelve of them are lakefronts. Twelve! This is why I call the lakefront scene a DOLLY PARTON market . . . yep, we are top heavy. And with so many to choose from, the market is soft!
Of all the homes sold at Lake of the Pines since the beginning of 2010, six of them have been lakefronts. The selling prices began with a bank-owned home for $550,000 and ranged upward to a newer built home that sold for $1,040,000. These six homes averaged out to a price per sq ft of $292.
However comparing lakefront homes by price per square foot is misleading due to many different factors. Being a local agent and a lakefront owner myself, I know the many nuances about life on the lake do not show up in price per square foot— and do not appear in a real estate property report. Well, that is the stuff for another article.
